Ongoing management
How your property is managed.
Requests and maintenance
Tenant requests are logged, assessed and assigned to a suitable trade. Urgent issues are handled first, and each job is tracked through to completion and invoice.
Owner spending approvals
Your management agreement sets a spending limit. Routine work within it proceeds; anything above it waits for your written approval, with the quote attached.
Scheduled inspections
Inspections take place at the intervals agreed in your proposal, with notes and photos added to the property record.
Rent arrears
Late payments are followed up promptly and documented. Where a matter needs a formal process, we coordinate with a licensed lawyer or paralegal on your behalf.
Financial statements
Each month you receive a statement of rent received, expenses paid and supporting invoices, so every cost is visible.
Holden coordinates qualified trades and professionals. We are not the physical contractor on every job, and legal matters are referred to licensed lawyers or paralegals.
Getting started
Three steps to a written proposal.
- 01
Initial conversation
We talk through your properties, your goals and what isn't working today.
- 02
Property review
We review current occupancy, existing leases, property condition and immediate needs.
- 03
Written proposal & onboarding
You receive a written proposal setting out scope, fees, spending limits, reporting and responsibilities. Once agreed, we handle the transition.
