Short-Term Accommodation

The right accommodation model for the right property.

We help owners assess, prepare and manage furnished accommodation for temporary and extended stays throughout Northern Ontario, starting with whether the property suits it at all.

Evaluating the opportunity

Not every property is suited to short-term accommodation.

A higher nightly rate does not on its own mean better performance. Actual occupancy, turnover and cleaning, utilities, furnishings, maintenance, labour and management time all determine whether a furnished arrangement makes economic sense. Sometimes an ordinary long-term rental is the better fit.

  • Likely accommodation demand and what guests or occupants will need
  • Location, property suitability and capacity
  • Furnishing and improvement requirements
  • Operating costs and service expectations
  • Rental arrangements, occupancy assumptions and financial feasibility
  • Applicable local requirements and other practical constraints

Accommodation models

Different needs, often in the same property.

These models overlap. A single furnished home might host short stays in one season and a rotating crew in the next. The arrangement is shaped around the property and the demand it can realistically serve.

01

Furnished short-term rentals

Temporary guest accommodation, booked through Airbnb or other reservation channels where that suits the property.

02

Extended-stay accommodation

Furnished homes for longer temporary stays: relocations, contract assignments, business travel or time between homes.

03

Workforce & corporate housing

Arrangements for contractors, employees and rotating crews, organized directly with the business involved.

Setting up and operating

The practical work behind a well-run furnished property.

  • Property setup and furnishing coordination
  • Booking and occupancy scheduling
  • Guest or company communication
  • Access and arrival coordination
  • Housekeeping and turnover scheduling
  • Maintenance and supply coordination
  • Property oversight and owner reporting

Not every service applies to every arrangement. The operating scope and responsibilities are agreed with each owner in writing.

Workforce accommodation

Housing for crews needs its own planning.

Accommodation for rotating crews and temporary workers runs differently from guest rentals. We develop practical arrangements suited to the client, the workforce and the property, and manage them day to day.

  • Shift rotations and occupancy scheduling
  • Room or bed assignments
  • Housekeeping between rotations
  • Supplies and linens
  • Access management
  • Business billing arrangements

Getting started

Start with the property and the need.

We begin by discussing the property, local accommodation needs and the arrangement you have in mind. From there we evaluate feasibility and setup requirements, and set out proposed responsibilities in writing.
