Property Improvement & Advisory

Better properties begin with better decisions.

We look at how a property is performing, where it falls short and what it would realistically take to improve it. Then we help owners plan and coordinate the work that makes sense, and set aside what doesn't.

Opportunities worth evaluating

Situations we can help an owner think through.

Conversations usually begin with something specific: a unit that won't lease, a building showing its age, or space that isn't earning what it could.

Vacant or underperforming rentals
Units that sit empty, turn over often or rent below what the property should support. The cause may be condition, presentation, pricing or how the property is run.
Aging properties
Buildings where deferred repairs, worn finishes or tired systems are starting to affect tenants, maintenance costs or the owner's long-term plans.
Inefficient layouts and outdated interiors
Space that is poorly used, hard to rent or out of step with what today's tenants expect from a home in the area.
Repositioning or a different use
Properties that may be better suited to another rental strategy, a different tenant profile, furnished accommodation or a change in how the space is used.

From assessment to execution

Understand the property first. Then decide what to do with it.

  1. 01

    Assess

Existing conditions, property limitations, maintenance requirements, rental performance and the owner's objectives.

  2. 02

    Evaluate

Potential improvements, alternative uses, preliminary costs, expected benefits, constraints and overall feasibility.

  3. 03

    Plan

Scope, budget considerations, priorities, scheduling and the trades or professional services the work will require.

  4. 04

    Coordinate

Organizing contractors, monitoring progress, documenting changes and keeping the owner informed throughout.

Financial and practical judgment

The right answer isn't always a renovation.

Whether to proceed comes down to economics. The likely cost, the disruption to tenants and the time to complete have to be set against what the change realistically achieves in rent, occupancy, upkeep or long-term value. Sometimes the work simply costs more than it returns.

We weigh costs, risks and potential benefits together, against the owner's own goals and timeline, so decisions are made with a clear view of the trade-offs. That assessment matters as much as the work that follows.

A recommendation may be

  • Changes to how the property is operated
  • Adjustments to rental strategy or tenant profile
  • Targeted repairs
  • Renovation or modernization
  • Repositioning the property for a different use
  • Concluding that an improvement isn't financially justified

Project coordination

When work goes ahead, it's organized and accountable.

Holden coordinates and oversees the project on the owner's behalf. Qualified contractors and licensed professionals carry out the work that requires their expertise or authorization, including any architectural, engineering, permitting or legal requirements.

  • Scopes of work
  • Estimates and contractor selection
  • Budget tracking
  • Scheduling
  • Owner approvals before changes
  • Progress updates
  • Completion follow-up and deficiencies
